An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
There is a one-time departure cleaning fee for all stays
The guest making the reservation must be 25 years of age or older.
Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
This property does not include a BBQ, however, we do have them available for rental.
Pool heat is available and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation
We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
Max of 6 cars per address
Cancellation policy: Free cancellations within 48 hours of making the reservation. After 48 hours, all cancellations are subject to the following cancellation penalty fee percentages of the total rental cost, including all fees. 20% from the initial date of booking up to 30 days prior to the arrival date (the rental deposit is non-refundable, after 48 hours). 50% if less than 30 days prior to the arrival date. 100% if less than 15 days prior to the arrival date.
"Upon arrival, the house was exactly as shown in the pictures. Plenty of room for two families with bedrooms to spare. Its a beautiful property and we loved our almost three weeks that we stayed there. Have to admit, the pictures of the pool made the pool seem bigger than it actually is, but was still plenty big for everyone. The gated community with 24 hour security guard at the gate at Champions Gate made you feel very safe. The security guards were awesome and even laughed at me a few times as I struggled to scan my card to enter, they were super friendly. Largest complaint was the two pieces of construction equipment parked in the driveway directly in front of our house making parking a challenge some nights. But we understood there was construction being completed on sidewalks so it wasn't a big deal. Would definitely book here again.

"We enjoyed our stay, everything was nice, neat and tidy. We plan on coming back for the summer, and we're letting all of our family members know about your company rental properties.(p.s.-I had so much fun that I left my zipper attached blue,black/white🎱hood from my jacket. I've reported it (9266 Sommerset hills Dr. Davenport FL.)and the staff person was nice in trying to assist me)
