All properties are non-smoking and no pets are allowed
An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
There is a one-time departure cleaning fee for all stays
The guest making the reservation must be 25 years of age or older.
Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
This property does not include a BBQ, however, we do have them available for rental.
Pool heat is available and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation
This home has an outdoor pool without a screen enclosure that is cleaned and serviced once a week. Please be aware that in-between the weekly clean all outdoor pools are susceptible to some minor debris such as mulch or leaves being blown into the pool. Especially during periods of heavy rain. A skimmer net is provided to remove any debris in between the weekly cleans.
We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
Max of 6 cars per address
Cancellation policy: Free cancellations within 48 hours of making the reservation. After 48 hours, all cancellations are subject to the following cancellation penalty fee percentages of the total rental cost, including all fees. 20% from the initial date of booking up to 30 days prior to the arrival date (the rental deposit is non-refundable, after 48 hours). 50% if less than 30 days prior to the arrival date. 100% if less than 15 days prior to the arrival date.

Amazing house with fantastic pool

"This is truly a great home and friendly mgmt company. The house has many fantastic amenities including a commercial like game room! Best pool in all of Orlando with a fantastic water slide. Gated community that is quiet and beautiful and only 15 minutes to the Disney parks. And any questions we had were handled quickly by the mgmt staff. We will be back many times!

"If I were able to give above a 5 star rating, I would. This house was exceptional in every way. The house itself was modern, beautifully decorated, and stocked with every accoutrement possible. The pool was fabulous, the game room was phenomenal, and the upstairs was perfect for entertaining both children and adults. When we were looking for a rental near Orlando, we asked ChatGPT to find us a house with an exceptional pool and with a perfect layout: this was the house that was suggested! Our grandchildren loved it so much, they cried when we departed because they wanted to stay. We hope to return to Orlando soon and will certainly book this home again!

"The house was very clean, my grandkids just loved the game room and pool. Have en suite’s for all 6 bedrooms was definitely a plus. I really liked the restaurants and water park as well. We have already booked another house for next year from Florida vacation rentals, can’t wait to come back!!

"Everything was clean, comfortable and beautifully decorated. We booked this house for a girls trip and loved it!! The rental company was very accommodating and even came to the door to make sure that everything was as expected and we were happy. We would definitely stay at this property again.
